The Great Migration

Having a Lake Tahoe Moving Company for almost 15 years, I have been on the front lines of several migratory trends. In the early days, there was a migration from North Lake Tahoe, from Tahoe City and the West Shore to Kings beach, to Truckee.  The impetus was that Truckee was less expensive and closer to Reno, where many of the sustainable jobs were.  During the boom of the early 2000’s, Real Estate in the Tahoe Basin (Tahoe City, Incline Village and South Lake Tahoe) was getting snatched up at an extraordinary pace.  Being near the lake was desired and going for a premium. Today there is a distinct trend toward purchasing homes on the Nevada side of Lake Tahoe: Incline Village, Glenbrook, Zephyr Cove and Stateline, Nevada.

What’s driving this latest trend? Taxes!  With the personal income tax hike in California the smart money is heading to Nevada where there are no personal income tax.  A few miles east and your savings are upwards of 10% of your annual income.  The second quarter 2013 may go down in Owen’s Brother’s Moving Company history of the Summer of Incline Village, Nevada.  Incline Village has been on fire with homes selling within the first few days on the market, at asking and with short all cash escrows.
